Analysis of mortgage loans of banks in the Czech Republic

Abstract:

Diplomová práce se zabývá analýzou hypotečního trhu v České republice. Práce zohledňuje právní úpravu hypotečního úvěru a zabývá se konkurenceschopností českého hypotečního trhu. Zvláštní kapitola je věnována hypotečním zástavním listům, které slouží k financování hypotečních úvěrů. Práce popisuje vývoj hypotečního trhu v České republice ve srovnání s ostatními státy Evropské unie. Cílem práce je určení závislosti vývoje hypotečního trhu na vybraných faktorech. Tato závislost je nejprve určena grafickou analýzou, výsledky grafické analýzy jsou následně statisticky potvrzeny či vyvráceny metodou regresní analýzy.

Abstract:

The goal of the thesis is to analyze the mortgage market in the Czech Republic. The paper takes into account the legislative framework of mortgage loan and evaluates the competitiveness of the Czech mortgage market. One chapter is focused on mortgage bonds. Those bonds are used to finance mortgage loans. The paper describes the Czech mortgage market trends in comparison to mortgage markets of other states of European Union. The aim of the paper is to identify a relation of mortgage market and selected factors. Firstly, graphic analysis is used to identify this relation. The results of the graphic analysis is subsequently proved or refused by regression analysis.
