Evaluation of the Effectiveness and Risks of the Investment Project of the Selected Company

Abstract:

Tato diplomová práce se zabývá investičním projektem výstavby logistické haly pro účely pronájmu. Cílem práce je vyhodnocení, zda je tento projekt, s ohledem na rizika z něj plynoucí, efektivní a přinese požadovanou výnosnost. Diplomová práce je rozdělena na dvě části, teoretickou a praktickou. Podstatou teoretické části je vymezení problematiky investičního rozhodování a kapitálového plánování, včetně souvisejících rizik a opatřeních, tak, jak jsou vnímány současnou teorií finančního řízení. Praktická část uplatňuje tyto teoretické poznatky při zhodnocení efektivnosti a rizik vybraného investičního projektu. Hodnocení ekonomické efektivnosti probíhá prostřednictvím finančních kritérií, přičemž jsou představeny dvě varianty rozlišné v plánovaných očekávaných příjmech. Práce navíc poukazuje na důležitost správného zvolení diskontní úrokové míry a jejího vlivu na výsledky jednotlivých kritérií a přijatelnost projektu.

Abstract:

This diploma thesis focuses on an investment project for the construction of a logistics hall for rental purposes. The aim of the thesis is to evaluate whether this project is effective and will bring the required profitability, considering the risks arising from it. The diploma thesis is divided into two parts, theoretical and practical. The essence of the theoretical part is the definition of the issue of investment decision-making and capital planning, including related risks and measures, as they are perceived by the current theory of financial management. The practical part applies this theoretical knowledge in evaluating the effectiveness and risks of the selected investment project. The financial criteria were selected for the evaluation of the economic efficiency, while two variants differing in planned expected income are presented. In addition, the thesis points out the importance of the correct choice of the discount interest rate and its influence on the results of individual criteria and the acceptability of the project.
