Analysis of real estate market demand

Abstract:

In this Bachelor Thesis is considered main tendencies and future trends of real estate market in Czech Republic. It was made through the examination of past and current situation (selected period 2011-2017) in the property market. Particular attention is drawn to the determinants of demand (demand-shifters) and how they influence on the quantity demanded; besides that, it was important to investigate market via price and income elasticity. Using these two methods of analysis, it was possible to reveal real estate cycle and the influence of macro and global level on this particular market. In Thesis was stated that determinants of demand play important role on par with the price for property. In addition, external influence, such as government regulations and laws, global tendencies and business cycles, sets frames for clients and suppliers and predetermines some part of the development for property market. Thus, demand for housing is consists of combination of micro, macro and global level and cannot be considered just as relation between price and quantity.
