Abstract:

Tato diplomová práce pojednává o podstatě a zejména významu tohoto mladého oboru ve vybrané společnosti. Teoretická část se zaměřuje na vymezení a definování pojmů facility managementu. Bude popsána jeho historie ve světě i u nás. V aplikační části práce bude formou případové studie provedena analýza zavádění facility managementu na konkrétním stavebním objektu – výrobní hale v Českých Budějovicích. Analýza bude zahrnovat rozbor služeb, jež bude dodavatel klientovi v rámci facility managementu poskytovat včetně časového harmonogramu jejich zavádění a cenové kalkulace nákladů a zisku na zakázce. Závěrem bude navrženo rozšíření a optimalizace dodávaných služeb, případně zavedení dalších služeb z oblasti facility managementu, jež by mohly být na tomto stavebním objektu nasazeny zejména s ohledem na přínos pro majitele budovy i dodavatele služeb.

Abstract:

This thesis deals with the nature, objectives and the importance of exercise facility management in the selected company. The theoretical part focuses on the identification and definition of terms of facility management. He describes his history in the world and in our country and present and to examine options to ensure the delivery of comprehensive services for the property management and maintenance. The practical part describes the company to which it is applied and FM are these basic financial analysis methods applied to assess the financial situation and the particular ratio analysis and analysis of the cost of management and maintenance. The aim of the thesis is to evaluate the financial situation of the company, finding ways to increase efficiency and long-term prosperity, including the optimization of the costs incurred to provide facility management services. Work developed based on financial analysis of the current status of facility management and to identify factors that influenced the development of the financial situation of the company in the year.
