The advantage and disadvantage of buying a real estate

Abstract:

Předmětem bakalářské práce „Výhodnost koupě nemovité věci“ je vytvořit výpočtovou metodu, která by sjednotila a zjednodušila způsob počítání nákladů na vlastní bydlení a nájem, a také poskytla vhodné porovnání mezi možnými nabídkami. V první části je čtenáři přiblížena teorie, která se nachází v pozadí jednotlivých možností bydlení, a to primárně z hlediska zákonů. V druhé části jsou definovány jednotlivé náklady, se kterými je dále pracováno a jejich případné obhájení. Třetí část obsahuje výsledky vlastního dotazníkového šetření. Ve čtvrté části se nachází analýza nemovitostního trhu ve městě Brně s důrazem na vývoj v posledních letech. Poslední část obsahuje vlastní výpočtovou metodu, její možné použití a variace, a porovnání s jinými metodami, jež jsou dostupné široké veřejnosti.

Abstract:

The aim of the bachelor thesis “The advantage and disadvantage of buying a real estate” is to create a method which would unify and simplify the way of calculating the costs of own housing and renting and which would also provide a suitable comparison between possible offers. In the first part the theory, which is in the background of individual housing options, primarily in terms of law, is approached to the reader. In the second part the individual costs, are defined and (if needed) defended. These are used in the further work. The third part contains the results of the author’s own questionnaire survey. In the fourth part there is an analysis of the real estate market in Brno with an emphasis on the development during recent years. The last part contains author’s own calculation method, its possible use and variations and comparison with other methods that are available to the general public.
