Business in the real estate sector

Abstract:

The bachelor´s work deals with business in the real estate market and factors which the market of properties is formed and affected by . In the first chapter the work analyses forms of business in real estate sector and is focused on advantages and disadvantages of various types of business . It defines and determines terms in the real estate sector, pursues both the development of world real estate markets and the development of Slovak real estate market. It also deals with prices as an elementary attribute of real estate market. The second chapter is focused on the real estate trade in the terms of real estate agencies, as well as of real estate brokers, it devotes to various forms of cooperation between a real estate agency and a candidate of the purchase, respectively to the lease of properties. The third chapter characterizes and examines legal services linked with transfer of properties. It allocates key institutes in a real estate law, studies elementary details of a purchase contract including the rights of both the buyer and the seller. In connection with the investment to the land register, it brings proposals and useful data, that can indicate the future progress of real estate market. In the fourth chapter the work describes basic tax liabilities as well as the cases when the seller is exempt from paying taxes. It occupies with actual and future tax changes. It determines who has the duty to submit a tax return. The final chapter looks at the advantages and disadvantages of three elementary systems at properties financing for housing. It defines terms as „bonita of client“, „state bonuses“ , or „ bridging loan“. It brings suggestions how to sell a burdened property.

Abstract:

Bakalárska práca sa zaoberá podnikaním na realitnom trhu a faktormi, ktorými je trh nehnuteľností formovaný a ovplyvňovaný. V prvej kapitole práca analyzuje formy podnikania v realitnom sektore a zameraná je na výhody a nevýhody jednotlivých foriem podnikania. Definuje a vymedzuje pojmy v realitnom sektore, sleduje vývoj svetových realitných trhov, ako aj vývoj realitného trhu na Slovensku. Zaoberá sa tiež cenou ako elementárnym atribútom realitného trhu. Druhá kapitola je zameraná na realitný obchod z pohľadu realitných kancelárií, ako aj realitných maklérov, venuje sa rôznym formám spolupráce medzi realitnou kanceláriou a záujemcom o kúpu, resp. prenájom nehnuteľností. Tretia kapitola charakterizuje a rozoberá právne služby spojené s prevodom nehnuteľností. Vymedzuje kľúčové inštitúty v realitnom práve, rozoberá elementárne náležitosti kúpnej zmluvy, neopomenúc ani práva a povinnosti kupujúceho a predávajúceho. V súvislosti s vkladom do katastra, prináša návrhy a užitočné údaje, ktoré v budúcnosti môžu naznačovať vývoj realitného trhu. Vo štvrtej kapitole práca popisuje základné daňové povinnosti, ako aj prípady, kedy je predávajúci od platenia dane z príjmu oslobodený. Zaoberá sa aktuálnymi aj budúcimi zmenami v dani. Vymedzuje, kto má povinnosť podať daňové priznanie. Záverečná kapitola je zameraná na výhody a nevýhody troch elementárnych systémov financovania nehnuteľností určených na bývanie. Definuje pojmy „bonita klienta“, „štátna prémia“ či „medziúver“. Prináša návrhy ako predať nehnuteľnosť, na ktorej je ťarcha.
