Development of housing market in the capital city of Prague in the years 2010 to 2020 in terms of financial affordability

Abstract:

Bakalářská práce se zabývá analýzou trhu s bydlením v hlavním městě Praze v letech 2010 až 2020 a zkoumá vývoj finanční dostupnosti v rámci jednotlivých sektorů. Na základě zhodnocení existujících přístupů pro výpočet dostupnosti bydlení je vybrán indikátorový přístup a jeho metody rent-to-income ratio pro nájemní a price-to-income ratio pro vlastnické bydlení. Vývoj dostupnosti bydlení je ilustrován na třech modelových domácnostech, které reprezentují průměrné pražské občany a jejich zvyky v oblasti bydlení. Účelem této práce je analyzovat dostupnost bydlení pro jednotlivé domácnosti a zjistit, jak se tato dostupnost meziročně vyvíjela s ohledem na vývoj výdajů za bydlení a příjmů domácností. Součástí práce je také ověření hypotézy, dle které: „ceny bydlení rostou rychleji než výše mezd a dostupnost se tak ve vybraných letech snižuje“. Tato hypotéza byla v rámci sektoru nájemního bydlení vyvrácena, zde se dostupnost dlouhodobě nesnižuje, v rámci sektoru vlastnického bydlení však byla hypotéza verifikována, ceny bydlení rostou opravdu rychleji než mzdy a finanční dostupnost v tomto sektoru snižuje.

Abstract:

This bachalor thesis deals with the analysis of housing market in the capital city of Prague in the years 2010 to 2020 and examines development of housing affordability within individual sectors. Based on the evaluation of existing approaches for calculating housing affordability we choose indicator approach and its methods rent-to-income ratio for rental housing and priceto-income ratio for home ownership. The development of affordability of housing is presented on three model households, which represents average Prague households and their housing habits. The purpose of this thesis is to analyse affordability of housing for individual households and find out how this affordability evolves through the years considering on evelopment of housing expenditure and household income. Part of the thesis is also the verification of the hypothesis that: „housing prices are rising faster than wages and affordability of housing is declining through the years“. This hypothesis was falsified within the rental housing sector, affrodability of this sector does not decrease in the long run. But the hypothesis was verifies within the owner-occupied housing sector, housing prices are rising faster than wages and affordability of housing is declining.
