Problems of Attrition in Connection to Valuation

Abstract:

Pro svou bakalářskou práci jsem si vybrala téma „Problematika opotřebení ve vazbě na oceňování“. V úvodu čtenáře seznámím s institutem oceňování majetku a jeho základními metodami a naznačím specifika při oceňování nemovitostí. Dále se již budu konkrétně zabývat významem a vahou opotřebení při oceňování nemovitostí, přičemž se zejména zaměřím na opotřebení technické a následně na opotřebení morální a ekonomické. Navazující kapitoly jsou věnovány jednotlivým metodám výpočtu technického opotřebení a vhodnosti jejich použití. Poslední kapitola teoretické části je věnována sofistikovanějšímu náhledu na opotřebení a další možnosti jeho vnímání. V praktické části předkládám provedený odhad tržní ceny rodinného domu a bytového domu s výpočtem opotřebení metodou analytickou. Práce je zakončena analýzou realitního trhu Karlových Var a její závěr je shrnutím poznatků v rámci daného tématu.

Abstract:

For my bachelor thesis I have chosen the topic “Problem of Depreciation in Relation to Valuation“. In the introduction, the reader is acquainted with the institute of property valuation and its basic methods; also outlined are the specifics of property valuation. Furthermore, I have specifically addressed the importance and weight of depreciation in property valuation, with particular focus on technical depreciation, as well as moral and economic depreciation. The following chapters deal with individual methods of depreciation calculation, as well as the appropriateness of their use. The last chapter of the theoretical part deals with the more sophisticated view of depreciation and further possibilities of its perception. Submitted in the practical part is an estimate of the market price of a family house and an apartment building, with the calculation of appreciation by means of analytical method. The final part of the thesis contains an analysis of the real estate market in Karlovy Vary and concludes with a summary of knowledge in the context of the given topic.
