Abstract:

Předložená diplomová práce na téma „Management hodnot krajiny a střety využití území“ se zabývá rozvojem městyse Velké Němčice s možnostmi financování a koordinací střetů zájmů ve využívání území. Hlavním cílem práce je identifikace nedostatků strategických dokumentů obce a analýza hodnot a problémů území z pohledu různých skupin uživatelů (autor práce, občané, místní organizace, zemědělci, myslivci). Na základě zjištěných poznatků jsou navrženy možnosti dalšího rozvoje území s průmětem do návrhu management plánu obce, který lze přímo uplatnit v praxi. Nové návrhy jsou doplněny mapami, vizualizacemi a fotografiemi, pořízenými z terénního průzkumu. Celkově bylo navrženo 11 možností rozvoje, které je možné v městysi uskutečnit. Jednalo se především o rozvoj modrozelené infrastruktury, občanské vybavenosti a rekreačních a sportovních zařízení. Součástí práce je i analýza realitního trhu, díky které byla stanovena reálná cena stavebních parcel a rodinných domů v městysi. Diplomová práce přináší ucelený pohled na situaci v městysi Velké Němčice a navrhuje konkrétní možnosti pro rozvoj obce a územního plánování.

Abstract:

The presented thesis on “Landscape Value Management and Conflicts in Land Use” deals with the development of the village of Velké Němčice, including financing options and coordination of conflicts of interest in land use. The main goal of the thesis is to identify deficiencies in the strategic documents of the municipality and analyze the values and problems of the territory from the perspective of various user groups (the author of the thesis, citizens, local organizations, farmers and hunters). Based on the findings, possibilities for further development of the territory are proposed, projected into a municipality management plan that can be directly applied in practice. New proposals are complemented by maps, visualizations and photographs taken during a field survey. Overall, 11 development possibilities were proposed for the town, mainly focusing on the development of blue-green infrastructure, civic amenities, and recreational and sports facilities. The thesis also includes an analysis of the real estate market, which helped determine the real price of building plots and family houses in the town. The thesis provides a comprehensive view of the situation in Velké Němčice and proposes specific options for community development and territorial planning.
