Modern Application of Cost Approach

Abstract:

Tato bakalářská práce se zabývá oceňováním nemovitostí a to zejména možností využití moderní aplikace nákladové metody při stanovení tržní hodnoty. V teoretické části jsou definovány základní pojmy spojené s oceňováním nemovitostí a jednotlivé metody oceňování. Praktická část se skládá ze 3 částí, první dvě tvoří ocenění rodinného domu a polyfunkční budovy, kde bylo cílem stanovit jejich tržní hodnotu. Poslední část je zaměřena na analýzu realitního trhu na Praze 4.

Abstract:

This bachelor thesis is based on the valuation of properties and in particular the possibility to use modern application of cost approach to determine the market value. The theoretical part defines the basic concepts associated with the valuation of properties and various valuation methods. The practical part is composed from three parts, the first two are about valuation of a family house and a polyfunctional building where the aim was to determine their market value. The last part is focused on the real estate market in Prague´s 4th district and its analysis.
