Analysis of the development of residential real estate prices in the Czech Republic in the period 2007-2019 with a focus on the capital city of Prague

Abstract:

Bakalářská práce se zabývá problematikou vývoje cen rezidenčních nemovitostí v České republice, při porovnání s vývojem zásadních makroekonomických veličin. Cílem práce je analyzovat vývoj cen na trhu rezidenčních nemovitostí s ohledem na nabídkové a poptávkové faktory a geografickým zaměřením na hlavní město Prahu. Pro naplnění cíle byly využity především metody analýzy – vztahové a komparace. V teoretické části práce jsou nadefinovány poptávkové a nabídkové faktory determinující konečnou cenu rezidenčních nemovitostí. Praktická část poté navazuje na teoretickou část a analyzuje vývoj cen nemovitostí v souvislost s vývojem makroekonomických veličin. V první části práce analyzuje poptávkové faktory na nemovitostním trhu a jejich souvislost s vývojem cen ve sledovaném období a druhá část práce poté analyzuje faktory nabídkové v komparaci s cenami na trhu rezidenčního bydlení. Analýza je provedena jednak komparací dat, a jednak zasazením veličin do makroekonomického kontextu České republiky ve sledovaném období. Analýzou vybraných faktorů bylo prokázáno, že za růstem cen můžeme nalézt kombinaci více faktorů a dějů a mimo ceny stavebních pozemků, které konečnou cenou rezidenční nemovitostí prokazatelně ovlivňují, nelze žádný konkrétní faktor označit za zásadní determinant růstu cen na trhu nemovitostí. Závěry práce demonstrují složitost a mnohotvárnost popisovaného tématu a vyvracejí tradiční mýty o cenách nemovitostí na realitním trhu.

Abstract:

The bachelor thesis deals with the issue of the development of residential real estate prices in the Czech Republic in comparison with the development of fundamental macroeconomic variables. The aim of this work is to analyze the development of prices in the residential real estate market with regard to supply and demand factors and the geographical focus on the capital city of Prague. The methods of analysis - relational and comparison - were mainly used to fulfill the goal. The theoretical part of the thesis defines the demand and supply factors determining the final price of residential real estate. The practical part then follows the theoretical part and analyzes the development of real estate prices in connection with the development of macroeconomic variables. In the first part of the work analyzes the demand factors in the real estate market and their relationship with the development of prices in the period under review and the second part of the work then analyzes the supply factors in comparison with prices in the residential housing market. The analysis is performed both by comparing the data and by placing the variables in the macroeconomic context of the Czech Republic in the period under review. The analysis of selected factors showed that behind the growth of prices we can find a combination of several factors and events and apart from the price of building land, which demonstrably affect the final price of residential real estate, no specific factor can be described as a key determinant of price growth in the real estate market. The conclusions demonstrate the complexity and diversity of the topic and dispel traditional myths about real estate prices in the real estate market.
