Valuation in facility management

Abstract:

Bakalářská práce se zaměřuje na problematiku facility managementu a jeho dopady na hodnotu nemovitostí. Cílem práce bylo posoudit vliv facility managementu na cenu menšího obchodního centra na Chebsku. Za účelem jeho naplnění bylo využito několika na sebe navazujících kroků – analýzy realitního trhu v dané oblasti, tržního ocenění nemovitosti (a to všech tří standardizovaných metod, tedy metody nákladové, porovnávací a výnosové) a v neposlední řadě také rozhovoru s facility managerem. Díky tomu byly zodpovězeny také dílčí výzkumné otázky. Jak bylo zjištěno, stávající trh s (komerčními) realitami na Chebsku příliš mnoho nemovitostí nenabízí, jejich cena se pak odvíjí od konkrétního umístění – potenciál lze spatřovat v budovaném BMW polygonu, jehož výstavba však byla v důsledku pandemie omezena. Tržní hodnota posuzované nemovitosti byla stanovena na 50,5 mil. Kč, přičemž jak naznačil realizovaný rozhovor, facility management nejenže může přispět k ekonomičtějšímu a efektivnějšímu provozu, ale zároveň může prodloužit životnost budovy a v důsledku tak maximalizovat výnos.

Abstract:

The bachelor thesis focuses on the issue of facility management and its effects on real estate value. The aim of the work was to assess the influence of facility management on the price of a smaller shopping center in the Cheb region. In order to fulfill it, several consecutive steps were used - analysis of the real estate market in the area, market valuation of real estate (all three standardized methods, ie cost, comparative and revenue methods) and, last but not least, an interview with the facility manager. Thanks to this, partial research questions were also answered. As it was found, the current market of (commercial) real estate in the Cheb region does not offer too many properties, their price then depends on the specific location - the potential can be seen in the BMW polygon under construction, whose construction was limited due to the pandemic. The market value of the assessed property was set at CZK 50,500,000, and as the interview indicated, facility management can not only contribute to more economical and efficient operation, but can also extend the life of the building and thus maximize revenue.
