Abstract:

Vlastník pronajímaných nemovitostí je svázán objektivními požadavky a povin-nostmi, na které je nutné určitým způsobem reagovat a zařadit do jeho aktivit. Primárním cílem této bakalářské práce je tyto povinnosti a požadavky určit a kvantifikovat. V návaznosti na tyto zjištěné náklady je pak dílčím cílem práce zhodnocení užitku z dané konkrétní pronajímané nemovitosti, z hlediska peněž-ních toků a kapitálového výnosu z nemovitosti, a formulace doporučení pro efek-tivní správu tohoto majetku. Kalkulace, jež jsou výstupem praktické části mohou zaprvé posloužit jako podklady pro rozhodovací proces samotného podnikatele, který daný byt vlastní. Praktická část může také do určité míry posloužit pro představu a jako modelová situace pro ostatní pronajímatele bytu v podobné situaci.

Abstract:

The owner of leased properties is bound by objective requirements and obliga-tions that need to be addressed and incorporated into their activities. The primary goal of this bachelor thesis is to identify and quantify these obligations and re-quirements. Following the determination of these costs, the partial aim of the the-sis is to evaluate the utility of the specific leased property in terms of cash flows and property capital yield, and to formulate recommendations for effective man-agement of this asset. The calculations resulting from the practical part can firstly serve as a basis for the decision-making process of the property owner. The practical part may also to some extent serve as an illustration and a model situation for other apart-ment landlords in a similar situation.
