Selected factors affecting the market of housing financing

Abstract:

Tato diplomová práce se zaměřuje na vybrané faktory, které mohou mít vliv na nově poskytované hypoteční úvěry. Hypoteční úvěry byly vybrány jako druh úvěrů s největším podílem na celkovém zadlužení domácností v České republice, a tím pádem i jako druh úvěrů s velkým vlivem na finanční a bankovní sektor. V empirické části práce je na základě věcných úvah doplněných o grafickou analýzu zkoumán vliv jednotlivých vybraných faktorů. Tyto vlivy jsou dále v empirické části zkoumány pomocí ekonometrického modelu. Model má za cíl potvrdit, případně vyvrátit, vlivy vybraných faktorů vyplývajících z věcných úvah. Výstupy z věcných úvah a modelu jsou shrnuty v závěru do přehledné tabulky.

Abstract:

This diploma thesis focuses on selected factors that have an impact on volume of new mortgage loans. Mortgage loans are selected as the type of loan with the largest share of household debt in the Czech Republic and thus as a type of loans with a large impact on the financial and banking sector. In the empirical part of the thesis the impact of individual selected factors is examined on the basis of factual considerations supplemented by a graphical analysis. These impacts are further examined in the empirical part using the econometric model. The model aims to confirm or refute the effects of selected factors arising from factual considerations. Outputs of factual considerations and model are summarized in the conclusion in table.
