Analysis of financial products intended for housing needs

Abstract:

Diplomová práce „Analýza finančních produktů určených k financování bydlení“ je zaměřena na oblast financování vlastního bydlení pomocí úvěrových produktů. Cílem je podat ucelený přehled o této problematice a následně na příkladech zhodnotit výhodnost jednotlivých způsobů financování. V první části je obecně vysvětlen pojem bydlení a jeho možné formy. Dále se práce zaměřuje výhradně na vlastnické bydlení. Jsou zde podrobně popsány produkty určené k financování jeho pořízení. Jedná se zejména o hypoteční úvěr a stavební spoření. Doplňkovou funkci potom tvoří spotřební úvěry na bydlení a kombinace výše zmíněných produktů. V poslední části je poté na příkladech uvedeno srovnání financování bydlení prostřednictvím hypotečního úvěru a úvěru ze stavebního spoření. Na základě tohoto srovnání je nakonec stanovena optimální varianta řešení bytové potřeby.

Abstract:

The thesis “The Analysis of financial products intended for housing needs” is focused on the area of housing financing via loan products. The aim of the thesis is to survey this issue and consequently assess the advantageousness of each type of financing on given examples. In the first part, the term housing and its possible forms are explained. Then, the thesis is entirely focused on the owner housing and the depiction of products used for its acquisition, especially the mortgage loan and the building saving. The additional part consists of the consumer housing loans and the combination of the mentioned products. In the final part, there is a comparison of housing financing via the mortgage loan and the building saving. According to the comparison, we set an alternative of the optimal solution of the housing need.
