Abstract:

Gajdoš, D. Identifikace faktorů způsobujících růst cen nemovitostí na Slovensku. Bakalářská práce. Brno: Mendelova univerzita v Brně, 2022. Bakalářská práce se zabývá identifikací a kvantifikací determinantů cen nemovitostí. Jejich neustálý růst může v průběhu času způsobit negativní demografické a socioekonomické změny na Slovensku. S využitím literatury a názorů odborníků byly stanoveny pracovní hypotézy, které byly následně ověřeny modelem vícerozměrné regresní analýzy metodou OLS. Bylo zjištěno, že hlavními determinanty cen nemovitostí na Slovensku jsou průměrná mzda, úroková sazba úvěrů na bydlení, nezaměstnanost a inflace. Dílčím cílem práce byla predikce vývoje cen nemovitostí v následujících 4 čtvrtletích, kdy se pomocí metody dekompozice časové řady předpovídalo jej pokračování v růstu.

Abstract:

Bachelor thesis deals with the identification and quantification of determinants of real estate prices. Their continuous growth may cause negative demographic and socio-economic changes in Slovakia over time. Using the literature and the opinions of experts in the field, working hypotheses were established, which were subsequently verified by a multivariate regression analysis model using the OLS method. It was found that the main determinants of real estate prices in Slovakia are average wage, interest rate on housing loans, unemployment and inflation. The partial goal of the thesis was to make a prediction of the development of real estate prices in the next 4 quarters, where the method of decomposition of the time series predicted their continuation in growth.

Abstract:

Bakalárska práca sa zaoberá identifikáciou a kvantifikáciou determinantov cien nehnuteľností. Ich neustály rast môže časom spôsobiť na Slovensku negatívne demografické a socioekonomické zmeny. S využitím odbornej literatúry a názorov odborníkov boli stanovené pracovné hypotézy, ktoré boli následne overované viacrozmerným modelom regresnej analýzy za použitia metódy OLS. Zistilo sa, že hlavnými determinantami cien nehnuteľností sú na Slovensku priemerná mzda, úroková sadzba úverov na bývanie, nezamestnanosť a inflácia. Čiastkovým cieľom práce bolo vytvorenie predikcie vývoja cien nehnuteľností v nasledujúcich 4 štvrťrokoch, kde bolo metódou dekompozície časového radu predikované ich pokračovanie v raste.
