Investment efficiency appraisal using the dynamic methods of investment analysis

Abstract:

Práce se zabývá problematikou hodnocení efektivnosti investičních projektů. Investiční rozhodování patří mezi nejvýznamnější, nejnáročnější a velmi zodpovědné firemní rozhodování. Teoretická část bakalářské práce je zaměřena na charakteristiku všech faktorů, které ovlivňují výpočty jednotlivých metod hodnocení investičních projektů. Zaměřil jsem se nejenom na interní faktory, které jsou nejčastěji spojeny s firemní strategií, ale především na externí faktory, které je nutno respektovat při investičním rozhodování a jejichž vývoj lze jen obtížně předvídat. Rovněž jsou uvedeny hlavní dynamické metody hodnocení investic a popsáno zahrnutí rizika do investičního rozhodování. Aplikační část bakalářské práce obsahuje vyhodnocení konkrétního investičního projektu výstavby nového supermarketu. Tuto investici realizovala společnost DELVITA a.s. za účelem rozšíření své maloobchodní sítě. V této práci jsem věnoval zvýšenou pozornost externím faktorům, jako je chování konkurence, tržní situace a jejich důležitost při hodnocení investičních projektů. Pomocí dynamických metod hodnocení investic je záměr posouzen a na základě skutečných tržeb zrevidován.

Abstract:

This bachelor thesis describes the process of investment efficiency appraisal. Investment decision-making is one of the most important and most difficult process in company management. Therefore solicitous and reliable attitude is required. Theoretical part of this thesis is focused on summary of all relevant factors. Relevant factors means all facts by which the calculation of economical parameters could be influenced. We can divide this factors on internal (based on company strategy) and external, which are more difficult to forecast and which are threfore more accented. This part contains also description of main dynamic methods of investment appraisal. Last but not least, the basic methods how to take the investment risk into account are mentioned. Application part of this thesis describes real process of investment efficiency appraisal. The subject is construction and opening of new supermarket. This investment was realized by company DELVITA a.s., with effect of its retail network expansion. I was focused on external factors like activities of rival companies or situation on the market. These factors represent crucial part of investment project appraisal. Both the appraisal as well as the revision based on real data is evaluated using dynamic methods.
