Financial Investment in Selected Unit Trust of Realties

Abstract:

Ve své diplomové práci jsem se zaměřil na nemovitostní otevřené podílové fondy a jejich možné využití při zhodnocení finančních aktiv. Obsahem teoretické části je jejich základní rozčlenění, zásady fungování, základní informace o trhu s nemovitostmi, dělení speciálních fondů a také možná negativa a pozitiva spojená s investováním do nemovitostních podílových fondů. Praktická část je zaměřena na analýzu dvou konkurenčních nemovitostních otevřených podílových fondů, vzájemné porovnání jejich výnosnosti a vztahu výnosů a inflace. Poslední část pak srovnává možnost investice do nemovitostních a smíšených fondů. V závěru je u analyzovaných fondů navrhnuto, zda je výhodné, s odkazem na zjištěné skutečnosti, do nemovitostních otevřených podílových fondů investovat a zda plní svůj účel.

Abstract:

I have been focused in my Thesis to the open-end shares funds and its capitalization in valuation of working capital. Content of theoretic part is its segmentation, principles of its function, basic information about estate market, dividing of special funds and potential negatives and positives connected with investment to the estate shares funds. Practical part is focused to the analysis of two competitive open estate shares funds and mutual comparison of theirs profitability and relation of revenue and inflation. The last part compares possibilities of investment to the estate funds and mixed funds. In the conclusion there is proposed if the investment to the open estate shares funds is profitable and if this investment fulfils its purpose (with reference to the ascertained facts).
