Financing options for private housing

Abstract:

Diplomová práce „Možnosti financování vlastního bydlení“ je zaměřena na oblast financování bydlení prostřednictvím finančních produktů nabízených v současnosti na finančním trhu v České republice. Úvodní část práce uvádí definici bydlení a jeho forem. Další část práce se soustřeďuje na analýzu jednotlivých finančních produktů určených především k financování vlastnického bydlení. Tato část práce postupně představuje systém stavebního spoření, charakterizuje hypoteční úvěry i ostatní možnosti financování vlastního bydlení – bankovní a nebankovní úvěry, úvěry od Státního fondu rozvoje bydlení a kombinace výše uvedených finančních produktů. Druhá část práce analyzuje trh stavebního spoření a hypoteční trh, popisuje jejich vývoj v posledních letech a představuje aktuální nabídku produktů stavebních spořitelen a hypotečních bank. Závěrečná část práce obsahuje zpracované modelové situace, u nichž je z navržených řešení financování vybrána dle zvolených kritérií nejvhodnější varianta financování konkrétní bytové potřeby klienta.

Abstract:

The thesis Financing options for private housing is focused on the housing finance through financial products currently offered on the financial market in the Czech Republic. The introductory part states a definition of housing and its forms. The next part focuses on the analysis of various financial products intended primarily to finance owner-occupied housing. This part of the thesis presents the system of building savings, describes mortgage loans and other financing options for private housing – bank and non-bank loans, loans given by State Housing Development Fund and combination of financial products mentioned above. The second part of the thesis analyzes the building savings market and the mortgage market, depicture their development in the recent years and introduces current products offer of building savings banks and mortgage banks. The final part ot the thesis contains model examples, for which are chosen the most suitable financial options according to the selected criteria.
