Market Valuation for Mergers and Aquisitions

Abstract:

V úvodní části práce je popsáno tržní ocenění majetku v obecné rovině, jeho základní metody, charakteristika a členění. Následuje průzkum reálného trhu akvizic a fúzí a příklady, které významným způsobem ovlivnily tento trh zejména v segmentu nemovitostí. Detailně je prozkoumán řetězec akvizic a fúzí realizovaný na konkrétní nemovitosti v období 15 let od jejího pořízení. Začleněny jsou také tři vzorové práce, představující analýzu realitního trhu, ocenění rodinného domu a bytového domu. Závěr práce shrnuje poznatky z teoretické a praktické části, vyhodnocuje je a převádí je do výsledných tezí.

Abstract:

The first part describes the market valuation of the property in general terms, the basic methods, characteristics and structure. Following is an exploration of the real market of mergers and acquisitions and examples that have significantly influenced the market, especially in the real estate segment. In detail is explored a chain of acquisitions and mergers realized on a specific property in a period of 15 years after its acquisition. Three exemplary works are included, presenting an analysis of the real estate market, the valuation of the house and apartment building. The conclusion summarizes the findings from theoretical and practical part, evaluates and converts them into final thesis.
