Determination of residential property prices

Abstract:

Staňo, J. Tato diplomová práce se zabývá analýzou determinantů cen rezidenčních nemovitostí. Zaměřuje se především na vliv makroekonomických a mikroekonomi- kých faktorů na cenu nemovitostí za pomoci dat ze zemí Evropské unie. V rámci vý- zkumu jsou analyzována panelová data z období let 2005 až 2023 a použity metody vícerozměrné regresní analýzy. Výsledky naznačují, že vybrané vysvětlující pro- měnné, mezi které byla zařazena mezikvartální změna HDP a inflační očekávání, po- zitivně ovlivňují cenu nemovitostí. To znamená, že v případě rostoucí tendence je- jich hodnot roste obvykle i cena nemovitostí. Naopak míra nezaměstnanosti a úro- ková sazba působí na cenu nemovitostí opačným způsobem. Tato práce poskytuje relevantní poznatky pro porozumění dynamiky trhu s nemovitostmi a jejich deter- minantů.

Staňo, J. This thesis deals with the analysis of determinants of residential property prices. It focuses mainly on the impact of macroeconomic and microeconomic influ- ences on real estate prices using data from the European Union countries. The re- search analyses panel data from 2005 to 2023 and uses multivariate linear regres- sion. Research results indicate, that GDP change and inflation expectations positi- vely affect house prices. This means that when the tendence of their values incre- ases, the price of real estate usually increases as well. In contrast, the unemployment rate and the interest rate have a negative effect on the price of real estate. This paper provides relevant insights for understanding the dynamics of the property market and its determinants.
