Risk management of investment portfolios in the business sector

Abstract:

Tato práce se zabývá problematikou investování do komerčního nemovitostního portfolia, s důrazem na optimalizaci rizika a risk management. V České republice není k analýze komerčních nemovitostí mnoho pramenů či odborné literatury, většina se týká nemovitostí residenčních. Zejména modelování cash flow tohoto typu nemovitostí s jeho specifickými aspekty a vyhodnocení konkrétních investičních rizik je tak v českých poměrech ojedinělé. Cílem této práce je danou problematiku přiblížit z různých hledisek a propojit tak klasický pohled na investice s risk managementem. Věnuje se jednotlivým typům rizik a jejich řízení, základům investičního rozhodování, rozebírá typy investičních fondů a investorů a vybrané investiční ukazatele. Oba tyto aspekty jsou pak přiblíženy pro nemovitostní trh. Stěžejní pro tuto práci je praktická část, která s ohledem na fáze risk managementu popisuje portfolio a upozorňuje na rizika s ním spojená. Ta uvažuje při modelování cash flow a zjišťování IRR investice. Praktická část ukazuje, že pro oportunistického (private equity) investora s vysokým risk apetitem je i riziková investice atraktivní, pokud nabízí vysoký potenciální výnos a naopak – že stabilní portfolio zatížené nízkou mírou rizika pro takového investora vhodné není.

Abstract:

This thesis describes investment in commercial real estate with emphasis on risk optimization and management. Not much literature dealing with analysis of commercial real estate is available sources in the Czech Republic, most of the available documents concentrate on residential real estate. Specifically, cash flow modelling and risk evaluation for these properties is in the Czech environment quite rare. The goal of this thesis is to approach this theme from different perspectives and to link classic views on investment and risk management. It deals with individual types of risks and their management, the basics of investment decisions, discusses types of investment funds and investors and shows selected investment indicators. Both aspects are then described for real estate market. Crucial for this thesis is the practical part, which describes the portfolio and highlights the associated risks with respect to risk management and its phases. These risks are also taken into consideration for cash flow modelling and IRR evaluation. The practical part of this thesis shows, that for an opportunistic investor with high risk appetite, even a risky investment can be attractive, when there is a high return expected. And on the contrary, a stable low-risk portfolio isn’t suitable for such investor.
