Analysis of the House Price Index (HPI) in the Czech Republic in the period 2012—2022

Abstract:

Předmětem bakalářské práce je analýza House Price Indexu pro Českou republiku v letech 2012 až 2022. Pro tuto analýzu jsou využita data z Eurostatu. V teoretické části jsou uvedeny základní charakteristiky trhu bydlení, výsledky odborných studií týkající se finanční dostupnosti bydlení a faktory, které ovlivňují ceny nemovitostí. V praktické části je nejprve představen House Price Index a jsou uvedeny jeho základní vlastnosti společně s matematickým vzorcem, který slouží k jeho výpočtu. Následně jsou identifikovány a popsány faktory, které mají vliv na hodnotu HPI. Samotná analýza HPI pro Českou republiku odhaluje dlouhodobý růst hodnoty indexu, což naznačuje zvýšení cen nemovitostí v průběhu zkoumaného období. Paralelně s tím je však zjištěno snižování finanční dostupnosti vlastnického bydlení. Hodnota HPI narostla ve sledovaném období o 130,9 %, zatímco hrubá průměrná měsíční mzda se zvýšila pouze o 60 %. Hodnota indexu vzrostla v České republice nejrychleji ze všech okolních sousedních států. Součástí praktické části je komparace výsledků analýzy s vybranými státy Evropské unie, což umožňuje lepší interpretaci vývoje cen nemovitostí v České republice v mezinárodním srovnání.

Abstract:

The subject of the bachelor's thesis is the analysis of the House Price Index for the Czech Republic between 2012 and 2022. Data from Eurostat is used for this analysis. In the theoretical part, the basic characteristics of the housing market, the results of professional studies regarding the financial availability of housing and the factors that influence real estate prices are presented. In the practical part, the House Price Index is first introduced and its basic properties are presented together with the mathematical formula used to calculate it. Subsequently, the factors that influence the HPI value are identified and described. The HPI analysis for the Czech Republic itself reveals a long-term increase in the value of the index, which indicates an increase in real estate prices during the period under review. In parallel with this, however, a decrease in the financial availability of owner-occupied housing is observed. The value of the HPI increased by 130.9% in the monitored period, while the gross average monthly wage increased by only 60%. The value of the index increased in the Czech Republic the fastest of all neighboring states. Part of the practical part is a comparison of the results of the analysis with selected states of the European Union, which enables a better interpretation of the development of real estate prices in the Czech Republic in an international comparison.
