Analysis and control of the insured value

Abstract:

In my thesis I am discussing the purpose and practicability of analysing insurance value. I am demonstrating which evaluation methods suggested in the reference literature can accomplish this purpose. The appropriate value is achieved by the general introduction of evaluation methods, incorporating the deductions of different discourses and terms and conditions published by insurance companies. The insurance value is most often calculated using expense based evaluation, starting from accounting values, which is the appropriate method for physical values. I am introducing the application of expense based evaluation in practice. In case of certain estates, considering their intellectual values, it is necessary to apply market evaluation, income based evaluation and SWOT analysis, which help us achieve insurance values that may cover the costs of the possible loss expenses of the clients. I am introducing insurance values according to the types of estates, the evaluation method for estimating physical and intellectual capital, peculiarities of insurance values from the point of the risk-taking insurance companies and their respective expectations, and also the correlation between insurance values and insurance premium from the point of several insurance companies.

Abstract:

Vo svojej práci pri analýze poistnej hodnoty sa zameriavam na cieľ a použiteľnosť tejto analýzy. Poukážem na oceňovacie metódy odporúčané odbornou literatúrou, pomocou ktorých je možné tento cieľ dosiahnuť. Potrebnú hodnotu docielime všeobecným predstavením metód oceňovania, využitím výsledkov rôznych štúdií a pomocou systému podmienok vydaných poisťovňami. K určeniu Poistnej hodnoty, vychádzajúc z účtovných hodnôt, najčastejšie používame metódu ocenenia založenú na nákladoch, ktorá je vhodnou metódou k určeniu vecnej poistnej hodnoty. Pri určitých typoch nehnuteľností znázorním praktické použitie oceňovania založeného na nákladoch. Trhové ocenenie, ocenenie založené na výnosoch a analýza Swot, sú potrebné pokiaľ ide o duševné statky. Pomocou nich zistíme takú poistnú hodnotu, pri ktorej je možné znižovaním rizika kryť prípadné náklady objednávateľa na stratu. Znázorním poistnú hodnotu podľa druhu nehnuteľností, metódu oceňovania hodnoty hmotného a duševného kapitálu, osobitosti poistných hodnôt z pohľadu rizika poisťovní a s tým spojené požiadavky poisťovní, ako aj vzťah medzi poistnou hodnotou a výškou poistného z pohľadu viacerých poisťovní.
