Abstract:
Bakalářská práce se zabývá analýzou aktuálního realitního trhu a vývoji cen ve městě Karlovy Vary. Pojednává o možném vlivu pandemie a války na lokálním trhu. Definuje základní pojmy spjaté s tržním oceňováním, analyzuje realitní trh, hypoteční úvěry a úrokové sazby, metodiku tvorby cenových map a metodiku porovnávací metody. V závěru je navržen způsob vylepšení porovnávací metody.

The Bachelor's Thesis analyzes the current situation on the real estate market and the development of prices in the city of Karlovy Vary. It examines the potential impact of the pandemic and the war on the local market.
