Housing financing

Abstract:

Tato bakalářská práce se zabývá způsoby financování bydlení, v níž je vysvětleno, co bydlení je a jaké existují nejčastější druhy financování bydlení. Teoretická část práce se zaměřuje na různé způsoby financování bydlení a to konkrétně na financování vlastními zdroji, hypotečním úvěrem a stavebním spořením. V rámci těchto kapitol jsou předmětné možnosti financování rozebrány a vysvětleny. Také jsou uvedeny jejich výhody a nevýhody. Praktická část bakalářské práce je zaměřena na aplikaci těchto teoretických poznatků ve výuce na střední škole. Cílem této části bylo předat žákům znalosti k tématu a takto rozšířit jejich finanční gramotnost. Výuka začala vstupním testem, který byl navržen k posouzení počátečních znalostí žáků o financování bydlení. Následně byly realizovány čtyři výukové hodiny, z nichž každá se zaměřila na jedno z hlavních témat - definici bydlení a jeho druhy, financování vlastními zdroji, hypoteční úvěr a stavební spoření. Po ukončení těchto výukových bloků byl žákům zadán výstupní test, který měl za cíl zjistit, jak se jejich znalosti a pochopení problematiky změnily po absolvování výuky. Analýza výsledků vstupního a výstupního testu poskytla důležité údaje o efektivitě výukového procesu. Z výsledků vyplynulo, že vykonání vyučovacích hodin, přispělo k lepšímu porozumění žáků o možnostech financování bydlení a tak také k pochopení daného tématu.

Abstract:

This bachelor's thesis deals with housing finance, explaining what housing is and what the most common types of housing finance are. The theoretical part of the thesis focuses on various methods of housing finance, specifically on financing with own resources, mortgage loans, and building savings. Within these chapters, the relevant financing options are analyzed and explained. Their advantages and disadvantages are also presented. The practical part of the bachelor's thesis is focused on the application of these theoretical findings in secondary school teaching. The aim of this part was to impart knowledge on the subject to students and thereby enhance their financial literacy. The teaching began with an initial test designed to assess the students' preliminary knowledge of housing finance. Subsequently, four teaching sessions were conducted, each focusing on one of the main topics - the definition of housing and its types, financing with own resources, mortgage loans, and building savings. After the completion of these teaching blocks, a final test was given to the students to determine how their knowledge and understanding of the topic had changed after the lessons. The analysis of the results from the initial and final tests provided important data on the effectiveness of the teaching process. The results indicated that the implementation of the teaching sessions contributed to a better understanding of housing finance options among the students, thus leading to a greater comprehension of the topic.
