Analysis of the price development of agricultural land in the Czech Republic

Abstract:

Cílem této bakalářské práce je vymezit rozdíly úřední ceny zemědělské půdy a její tržní ceny. Jak v teoretické oblasti, tak i v praktické. Dále vymezit, jak se půda bonituje a výpočet bonitované půdně-ekologické jednotky. Co ovlivňuje tržní cenu půdy a její nabídka a poptávka. V praktické části naváži na předpoklady z teoretické části a na konkrétních příkladech popíši regionální rozdíly cen zemědělské půdy. Dále také vývoj tržní ceny zemědělské půdy od roku 1993. Očekávaným čtenářem práce jsou lidé se zájmem o zemědělství, ale i například lidé z oboru oceňování zemědělské půdy.

Abstract:

The aim of this thesis is to identify the differences between official price of farmland and market price of farmland, as in theoretical part as in practical part. Next to define how the land is evaluated and the calculation of farmland classification of land parcels. What affects the market price of farmland and its supply and demand. In the practical part I will build on assumptions from the theoretical part and on specific examples I will describe regional differences in farmland prices. Furthermore, I will describe the development of the market price of farmland since 1993. The expected reader of this thesis would be people with interest in agriculture, but also people in the field of agricultural land valuation.
