Abstract:

Tato diplomová práce na téma "Analýza vývoje cen bytů v České republice v kontextu legislativních změn a dopad na jejich financování" má za cíl analyzovat a zhodnotit dopad vývoje cen bytů na jejich financování prostřednictvím hypotečních úvěrů a úvěrů ze stavebního spoření v kontextu legislativních změn v České republice od 1. ledna 2014. Teoretická část práce je věnována nejprve trhu s byty. Vysvětluje základní pojmy týkající se této problematiky, popisuje nejdůležitější subjekty tohoto trhu a jeho charakteristické rysy a zabývá se faktory, jež ovlivňují cenu bytů. Dále se zabývá nejvyužívanějšími finančními produkty pro financování vlastního bydlení, kterými jsou hypoteční úvěry a úvěry ze stavebního spoření. Na část teoretickou navazuje praktická část, ve které jsou aplikovány teoretické poznatky. V praktické části je analyzován vývoj cen bytů v České republice v posledních deseti letech. S ohledem na zaměření práce jsou popsány a zhodnoceny legislativní změny ovlivňující trh s byty v souvislosti s dokončením rekodifikace soukromého práva a nakonec je práce zaměřena na analýzu dopadu vývoje cen bytů na hypoteční úvěry a úvěry ze stavebního spoření. Práce se opírá o odbornou literaturu zabývající se problematikou realitního trhu, oceňování nemovitostí, hypotečních úvěrů a stavebního spoření.

Abstract:

This diploma thesis on the theme "Analysis of the development of housing prices in the Czech Republic in the context of legislative changes and the impact on their financing", aims to analyze and evaluate the impact of the development of housing prices on their financing through mortgages and building savings loans in the context of legislative changes in the Czech Republic from 1 January 2014. At first the theoretical part is devoted to the housing market. Explains the basic concepts related to this issue, describes the most important subjects in this market and its characteristics and discusses the factors that affect the price of apartments. It also deals with the most frequently used financial products to finance private housing, which are mortgage loans and loans for building savings. The theoretical part is followed by practical part, in which the theoretical knowledges are applied. The practical part analyzes the development of housing prices in the Czech Republic in the last ten years. With regard to the topic of the thesis are described and evaluated legislative changes affecting the housing market in connection with the completion of the recodification of private law and in conclusion is the thesis focused on analysis of the impact of development of housing prices on mortgage loans and loans for building savings. The thesis is based on the specialized literature dealing with the issue of real estate market, property valuation, mortgage loans and building savings.
