Construction of a Family Boarding House

Abstract:

Cílem diplomové práce je navrhnutí a zhodnocení podnikatelského záměru na výstavbu rodinného penzionu. Teoretická část se zabývá oficiální jednotnou klasifikací ubytovacích zařízeních v České republice. Vysvětluje legislativu, která upravuje cestovní ruch v České republice a legislativu pro výstavbu ubytovacích zařízení. Teoretická část se také věnuje podnikatelskému plánu, jednotlivým krokům k jeho sestavení a podrobnému popisu obsahu. V poslední části je vysvětlena problematika rodinného podnikání. Analytická část je zaměřena přímo na tvorbu konkrétního podnikatelského záměru na výstavbu rodinného penzionu v areálu koňských stájí Watani. Podrobně je zde popsán každý bod z obsahu takového plánu. V rámci analýzy trhu byla provedena analýza konkurencí a jejich zhodnocení. Situační analýza penzionu byla vytvořena pomocí SWOT analýzy. V další části se práce zaměřuje na marketingové plány a na popis a zhodnocení podnikatelských rizik. Návrhová část obsahuje vlastní výpočty nákladů na výstavbu rodinného penzionu. Výpočty jsou prováděny ve třech variantách a pro každou variantu je vypočítána čistá současná hodnota, která je rozhodující pro realizovatelnost projektu.

Abstract:

The aim of my thesis is to suggest and evaluate the business plan for the construction of a Family Boarding House.The theoretical part deals with the official united classification of accommodation in the Czech Republic. It explains the legislation of tourism in Czech Republic and the legislation of the construction of accommodation. The theoretical part also deals with the business plan. Explain the individual steps for the compilation and the detailed description of the content. The last part explains the issue of a family business. The analytic part is focused directly on the creation of a business plan for a construction of a family boarding house in the area with horse stables. Every part of business plan is described in detail. Situational analysis of the boarding house was created using SWOT analysis. In the next part the business plan is focuses on marketing plans and description and evaluation of business risks.The last part contains calculations of the cost of construction of a family boarding house. The calculations are in three variants and for each variant is calculated net present value, which is decisive for the feasibility of the project.
