Specific Factors Affecting the Market Value of Property

Abstract:

Cílem mé diplomové práce je popis základních principů fungování energeticky úsporných staveb, jejich energeticko-ekonomické optimalizace a zkoumání vlivu architektonické koncepce stavby na její tržní hodnotu. V první kapitole je popisováno dělení staveb dle energetické náročnosti s uvedením základních principů výstavby energeticky úsporných staveb a materiálů využívaných při jejich výstavbě. Následně jsou podrobněji řešeny technologie využívané při výstavbě energeticky úsporných staveb a alternativní zdroje energie. Třetí část je věnována praktickému porovnání energeticko-ekonomické optimalizace novostavby rodinného domu a rekonstrukce rodinného domu, ze kterého je zřejmá potřeba znalosti základních principů výstavby energeticky úsporných staveb a materiálů při rozhodování o nadstandardních prvcích stavby v souvislosti s vlivem na její tržní hodnotu. V závěrečné kapitole je posuzován vliv architektonické koncepce na tržní hodnotu staveb, kde je na příkladech developerských projektů zkoumán hlavní přínos architektonické koncepce pro prodejnost nemovitostí.

Abstract:

The aim of my thesis is a description of the basic principles of energy-efficient buildings, their energy-economic optimalization and the influence of the architectonic conception on the market value of the sustainable houses. The first chapter describes the classification of the buildings according to their energy demand, the basic principles of the construction of the sustainable houses and the materials used for their construction. In the next chapter are considered the technologies used for the construction of the sustainable houses and the alternative energy sources. The third part is devoted to practical comparison of the energy-economic optimalization of the new family house and the refurbished family house, which shows the need for knowledge of the basic construction principles of the sustainable houses and materials in connection with the decision on the superior features of the building and the future effect on its market value. In the last chapter is reviewed the influence of the architectonic conception on the market value. The contribution of the architectonic conception to the marketability is presented on examples of the new real estate projects.
