A Business Plan - Establishment of a New Accommodation Facility

Abstract:

Práce řeší projekt založení ubytovacího zařízení v lokalitě Luhačovice - Pozlovice. Cílem práce bylo provést analýzu konkurence v okolí Luhačovic, založit projekt nového podniku v odvětví hotelnictví a navrhnout optimální strukturu finančního plánu tohoto podniku. V teoretické části byly zpracovány základní teoretické poznatky z oblasti podnikání, hotelnictví, konkurence a podnikatelského záměru. Analytická část prováděla analýzu lokality a situační analýzu. obsahující PEST analýzu, analýzu konkurence a Mystery shopping. V projektové části byl charakterizován podnikatelský záměr, byla zde provedena analýza odvětví, marketingový plán a sestaven finanční plán a vyhodnocení projektu. K analýze byla využita metoda výzkumu trhu - Mystery shopping, PEST analýza, analýza konkurence a SWOT analýza. Analýzou bylo zjištěno, že nový podnik má několik konkurenčních zařízení, ze kterými bude v budoucnu konkurovat. Některé z nich si vedou lépe a jiné hůře. Marketingový plán byl vypracován tak, aby nebyl příliš finančně náročný, ale aby oslovil co nejvíce zákazníků. Dále byla zhodnocena případná rizika při realizace záměru a stanoveny silné a slabé stránky, příležitosti a hrozby. Návrh finančního plánu obsahuje předběžný hospodářský zisk pro optimistickou, realistickou a pesimistkou variantu za jednotlivé měsíce i za celý rok. Oblast podnikání v odvětví hotelnictví se jeví jako jisté.

Abstract:

The work deals with the project of establishing an accommodation facility in the locality of Luhačovice - Pozlovice. The aim of the work was to analyze the competition in the vicinity of Luhačovice, to establish a project of a new enterprise in the hotel industry and to propose an optimal structure of the financial plan of this enterprise. In the theoretical part, the basic theoretical knowledge in the field of business, hotel industry, competition and business plan were elaborated. The analytical part carried out site analysis and situational analysis. containing PEST analysis, competitor analysis and Mystery shopping. In the project part, the business plan was characterized, industry analysis, marketing plan, and financial plan and project evaluation were made. Market research method - Mystery shopping, PEST analysis, competitor analysis and SWOT analysis were used for the analysis. The analysis revealed that the new venture has several competing establishments that it will compete with in the future. Some of them are doing better and others are doing worse. The marketing plan was developed so that it would not be too costly but would reach as many customers as possible. In addition, the potential risks of implementing the plan were assessed and the strengths, weaknesses, opportunities and threats were identified. The draft financial plan includes preliminary profit forecasts for the optimistic, realistic and pessimistic scenarios for each month and for the whole year. The business area of the hotel industry appears to be certain.
