Financing of development project: possibilities of using internal and external sources

Abstract:

Diplomová práce se zabývá návrhem optimální struktury financování developerského projektu za pomocí vlastních cash flow modelu. Teoretická část práce se na svém začátku zaměřuje na jednotlivé fáze developerského projektu, dále pak na definici rizik spojených s projekty a podrobně se zabývá možnými formami financování včetně identifikace nejnovějších trendů. Práce analyzuje konkrétní developerský projekt a aktuální situaci nemovitostního trhu v České republice s důrazem na danou lokalitu. Byl zhotoven časový plán realizace projektu a zhodnocena jeho ekonomická proveditelnost. Na základě nákladové analýzy jednotlivých forem financování, vlastních cash flow modelů a jejich následného zasazení do předem nastavených pilířů pak byly modelovány varianty financování. Z těchto pak byl sestaven optimální mix financování pro tento konkrétní developerský projekt a daný typ investora.

Abstract:

The thesis deals with the design of an optimal financing structure for a development project using a proprietary cash flow model. The theoretical part of the thesis focuses on the individual phases of the development project, then on the definition of the risks associated with the projects and deals in detail with possible forms of financing, including the identification of the latest trends. The thesis analyses a specific development project and the current situation of the real estate market in the Czech Republic with an emphasis on the given location. A timeline for the implementation of the project was prepared and its economic feasibility assessed. On the basis of a cost analysis of individual forms of financing, a cash flow models and subsequent setting into pre-set pillars, financing options were then modelled. From these, the optimal financing mix for this particular development project and type of investor was then set up.
