Depreciation Issues Concerning Assessing

Abstract:

Anotace Význam této práce je všeobecný pohled na opotřebení staveb. Jsou zde vysvětleny základní pojmy týkající se oceňování, rozdíl mezi hodnotou a cenou, rozdělení cen z pohledu oceňování a metody stanovení hodnoty nemovitostí s důrazem na zohlednění opotřebení v ocenění. Dále jsou popsány metody hodnocení opotřebení pomocí klasických metod tak i modernějších metod. Rozdělení opotřebení z pohledu prvků krátkodobé a dlouhodobé životnosti a vlivů na opotřebení, kdy nejdůležitějším a nejzákladnějším vlivem na opotřebení je údržba stavby. S opotřebením stavby úzce souvisí životnost stavby. Proto je zde proveden současný náhled na životnost stavby a rozdělení životnosti. Po popsání a vysvětlení problematiky opotřebení ve vazbě na oceňování je provedeno celkové zhodnocení. K této práci jsou zpracovány dva posudky s aplikací analytické metody výpočtu opotřebení. První posudek je ocenění bytové jednotky č.2075/7 v bytovém domě č.p. 2075, vystavěném na st. p. 3160/17 a podíl 3130/78794 na společných částech domu a pozemku Druhý posudek je ocenění provozního domu č.p. 1163 a st. parcely č. 2396/1 (zapsaného v KN jako bydlení). Na závěr této práce je zpracována analýza trhu s nemovitostmi v okresu Semily.

Annotation Bachelor thesis: Depreciation issues concerning assessing Summary This thesis deals with the general issue of building depreciation. The key terms explained in the work are as follows – basic terms regarding assessing, the difference between value and price, the division of prices from the point of assessment and the methods of determining the value of real property with emphasis on the role of the depreciation. Further on the thesis describes methods of assessing depreciation by both traditional and more modern methods. Categorizing depreciation from the point of items of short- and long-term life span and effects on depreciation, with the most important and fundamental effect being the building maintenance. The depreciation of a building is closely connected with its life span and so the thesis analyses the life span of a building and the categories of life span. The description and definition of the depreciation issue regarding the assessment is followed by a general review. Two assessments were worked out for this thesis, using the analytical method of calculating depreciation. The first one is an assessment of a dwelling unit No.2075/7 in an apartment house No.2075, built on a building lot No.3160/17 and share 3130/78794 of the common parts of the house and the lot. The second one is an assessment of a business building No.1163 and a building lot No.2396/1 (registered in the Land register as dwelling). At the end of the thesis there is also an analysis of real estate market in the Semily district.
