Hedonic valuation method and its functioning for various negative externalities

This thesis considers the effects of multiple externalities on offer prices of real estate in Žilina city and its surroundings using the hedonic pric-ing method. A data sample of nearly 500 residential units and land par-cels adjacent to or distant from externalities was collected from April 2022 to February 2023. Zámerom tejto práce je zistiť účinok viacerých externalít na ponukové ceny nehnuteľností v meste Žilina a jeho okolí metódou hedonického oceňovania.
