Abstract:

Diplomová práce popisuje jeden z možných způsobů investování do nemovitostí. Tato diplomová práce je zaměřena zejména na investování do nájemního bydlení v Severních Čechách. Na začátku práce jsou definovány základní investiční a právní pojmy, poté se práce zaměřuje na prostředky, jakými je možno investování do nájemního bydlení zajistit (vlastními silami, prostřednictvím specializované investiční společnosti, kombinací obou těchto forem). Poté se práce zabývá podrobnou analýzou uskutečněných investic v průběhu několika let a na závěr dochází k investičnímu vyhodnocení, a to jak z hlediska výnosnosti a návratnosti tak také s ohledem na stoupající hodnotu nemovitostí v minulých letech.

Abstract:

This diploma thesis describes one of the possible ways of investing in real estate. This diploma thesis is focused mainly on investment in rental housing in North Bohemia. At the beginning of the thesis, basic investment and legal concepts are defined, then the work focuses on the means by which the investment in the rental housing can be ensured (by itself, through a specialized investment company, a combination of both forms). Then the thesis deals with the detailed analysis of the realized investments over the course of several years and finally the investment evaluation, both in terms of profitability and return, as well as the rising value of real estate in previous years.
