Abstract:

Diplomová práce se zabývá analýzou příležitostí a rizik při výstavbě rezidenčních projektů v Ho Či Minově Městě ve Vietnamu pro zahraničního investora. Hlavním cílem práce je identifikovat faktory ovlivňující rentabilitu rezidenčních projektů v Ho Či Minově Městě a faktory ovlivňující výběr formy vstupu na tento trh. K dosažení cíle práce bylo využito jak sekundárních, tak primárních zdrojů. Největší podíl přitom měly primární zdroje, konkrétně kvalitativní výzkum pomocí polostrukturovaných rozhovorů v Ho Či Minově Městě s developery a stavebními firmami. K interpretaci výsledků výzkumu jsem využil kódování a následné vizualizace výsledných dat. Dále jsem využil vlastních poznatků získaných během stáže v Ho Či Minově Městě. Práce dochází k závěru, že hlavními faktory ovlivňující rentabilitu rezidenčních projektů a výběr formy vstupu na trh jsou korupce a odlišná kultura. Rentabilitu dále ovlivňují pozemky, lokalita, nízké mzdy, stabilní ceny materiálu, daňový systém a rostoucí střední třída včetně urbanizace. Při výběru formy vstupu na trh ovlivňuje dále investora výše uvažované investice, postoj k riziku nebo dosavadní zkušenosti s trhem ve Vietnamu. Zahraničním investorům je doporučeno převážně vstoupit na trh pomocí Joint-Venture. Investor by se měl zaměřit na výstavbu dostupného segmentu. Před vstupem je nezbytné provést důkladnou vstupní analýzu pro konkrétní projekt.

Abstract:

This final thesis focuses on an analysis of opportunities and risks for foreign investors in the field of construction of residential projects in Ho Chi Min City in Vietnam. The main aim of the thesis is to identify factors that influence profitability of construction of residential projects in the city. The second aim is to bring an analysis of different kinds of possible ways to enter the market as a foreign investor. Primary and secondary sources are used in order to fulfill the aims. Primary sources are mostly used and the primary data were obtained by semi-structured interviews with property developers and managers from construction companies in Ho Chi Min City. Another source of data is author’s knowledge gained while working in the city. Qualitative research methods are used to evaluate the data and a visualization is used to interpret the results. The thesis concludes that the main factors influencing the profitability are cultural differences and corruption. Moreover, other important factors are land, location, low wages, stable price of construction materials, tax laws and growing middle class with urbanization. Factors that influence market entry decisions are the amount of investment, individual risk perception and existing experience with the market in Vietnam. It is recommended to enter the market in Join-Venture. The most attractive segment is affordable or so call grade C segment. It is also recommended to have a precise business plan before entering the market.
