Abstract:

Bakalářská práce Srovnání trhu hypotečních úvěrů s trhem úvěrů ze stavebního spoření za posledních 10 let se zabývá hypotečními úvěry a úvěry ze stavebního spoření. Popisuje oba trhy, srovnává jejich úrokovou sazbu, objem vyplacených prostředků i počet uzavřených smluv. Na základě článků také analyzuje možnou budoucnost obou úvěrů a srovnává oba úvěry z hlediska dosažení, podmínek i výšky možných úvěrů. Praktická část se věnuje hypotékám za posledních 10 let, srovnává jejich počet, úrokovou sazbu i objem vyplacených prostředků. Kapitola o hypotečních úvěrech analyzuje současnou situaci zvyšujících se úroků a snižujícím se počtem žádostí o hypotéku. Nastiňuje také možný budoucí scénář vývoje hypotečních úvěrů. Zároveň analyzuje i trh úvěrů ze stavebního spoření, uzavřené smlouvy, objem vyplacených prostředků za posledních 10 let. U úvěrů ze stavebního spoření se hluboký pokles, na rozdíl od hypotečních úvěrů, nečeká. Spíše budou stagnovat nebo pomalu růst, zatímco u hypotečních úvěrů se očekává v roce 2022 pád až o desítky procent. Zvyšující se úroky hypotéky prodražují splátky o několik tisíc korun měsíčně a pro některé klienty bude tato situace finančně neúnosná. Možné zlepšení očekávají odborníci v řádu jednoho až dvou let, jedno je jisté, doby hypoték s úroky kolem 2 % jsou nenávratně pryč.

Abstract:

Bachelor's thesis Comparison of the mortgage loan market with the building savings loan market over the last 10 years deals with mortgage loans and building savings loans. It describes both markets, compares their interest rate, the volume of disbursed funds and the number of concluded contracts. On the basis of the articles, it also analyzes the possible future of both loans and compares both loans in terms of achievement, terms and amount of possible loans. The practical part deals with mortgages for the last 10 years, comparing their number, interest rate and the amount of funds paid out. The chapter on mortgage loans analyzes the current situation of increasing interest rates and decreasing number of mortgage applications. It also outlines a possible future scenario for the development of mortgage loans. At the same time, it also analyzes the market for building savings loans, concluded contracts, and the volume of disbursed funds over the last 10 years. In contrast to mortgage loans, a deep decline is not expected for building savings loans. Rather, they will stagnate or grow slowly, while mortgage loans are expected to fall by tens of percent in 2022. Increasing mortgage interests make repayments more expensive by several thousand crowns per month, and for some clients this situation will be financially unbearable. Experts expect a possible improvement in one or two years, one thing is certain, the days of mortgages with interest rates of around 2% are irretrievably gone.
