Gated communities: The case of Prague

Abstract:

Gated community, oplocený nebo jinak chráněný (kamerový systém, ostraha, brána u vjezdu apod.) typ bytové zástavby, který zabraňuje vstupu dovnitř lidem, kteří zde nebydlí, je rozšiřujícím se fenoménem posledních několika desítek let. Tyto objekty se objevují jak v procesu suburbanizace, tak v procesu gentrifikace. Rezidenty jsou většinou lidé s vyšším socio-ekonomickým statusem, než mají obyvatelé z okolí objektu. Z toho důvodu může mezi těmito dvěma skupinami vznikat pnutí a socio-prostorová segregace. Tato práce studuje čtyři gated communities na území Prahy, z nichž dvě jsou ve vnitřním městě (Rezidence Zvonařka na Vinohradech, Central Park na Žižkově) a dvě v suburbiích (Písnické zahrady v Písnici, Malá Šárka v Nebušicích). Zaměřuje se hlavně na důvody rezidentů k výběru hlídaného bydlení a také na názory okolních obyvatel na tyto stavby nebo objekty a na jejich vzájemné vztahy, které byly šetřeny polostrukturovanými rozhovory s rezidenty, okolními obyvateli a zástupci úřadů jednotlivých městských částí. Cílem práce je zejména přiblížit problematiku gated communities a ověřit teze teoretiků na namátkově vybraných objektech na území Prahy. Ve všech zkoumaných lokalitách se spolu rezidenti a okolní obyvatelé nestýkají a pouze se navzájem tolerují. Ve vnitřním městě bydlí v gated communities hlavně manažeři a rodiny s vyšším socio-ekonomickým statusem, v Malé Šárce jsou to zejména cizinci – manažeři, kteří zde žijí pár let a stěhují se zase jinam a kteří posílají své děti do anglické Mezinárodní školy v Praze (International school of Prague), v Písnických zahradách bydlí rodiny střední a vyšší střední třídy. Lidem z okolí vadí hlavně brány a podoba objektů, které se do charakteru místa podle nich moc nehodí.

Abstract:

A gated community is a fenced or differently protected (CCTV, security guards, gates etc.) type of housing development. These developments rise within the process of gentrification and suburbanization also. The residents are mostly the people who have a higher socio-economical status than the people living in the surrounding area. There can be particular tension between these two groups and this can enlarge the socio-spatial segregation. This thesis studies four gated communities in Prague, of which two are in the central city (Residention Zvonařka in Vinohrady, Central Park Praha in Žižkov) and two in suburban areas (Písnické zahrady in Písnice, Malá Šárka in Nebušice). The focus of this thesis is particularly on the resident´s grounds for choosing „guarded living“ and the opinions of the inhabitants of the surrounding areas about these developments. Their mutual relationships are also studied. These questions were examined with semi-structured interviews. The aim of this thesis is to introduce the problems of gated communities and verify the findings of the theorists at the random chosen locations in Prague territory. The residents and people living around don´t associate with each others in all studied localities, they only tolerate each other. In Malá Šárka, the residents are primarily foreign-managers whose children visit the local English-speaking school, International School of Prague. Middle and upper-middle class families live in Písnické zahrady. Families and managers with higher socio-economical status mostly live in the central city developments. The people from the surrounding areas mostly object the form of gated communities which don´t fit in with the character of the place, the fences and other restrictive devices.
