Abstract:

Cílem této diplomové práce je zpracování skutečného podnikatelského záměru na výstavbu developerského projektu Rezidence Reitknechtka; vyhodnocení zda je projekt za daných podmínek realizovatelný a ekonomicky výhodný. Výsledkem je sestavení uceleného podnikatelského plánu; od profesních a osobních údajů o vlastnících firmy, přes její organizaci, technický popis developerského projektu, význam projektu až po ekonomicko- finanční aspekty projektu. Důraz je kladen na analýzu trhu, konkurence, zjištění silných a slabých stránek projektu, stanovení cenové strategie a marketingových podpůrných prostředků. Cílem je vyčíslení zdrojů potřebných k realizaci a ziskovosti projektu. Takto zpracovaný plán slouží jako nástroj komunikace s bankou či investorem, při žádosti o poskytnutí prostředků dlouhodobého financování.

Abstract:

The aim of this thesis is the processing of actual business plan for the construction of a Residence Reitknechtka development project, to assess whether the project is feasible under the given conditions and economically advantageous. The result is a compilation of a comprehensive business plan, the professional and personal data on the owners of the company, through its organization, technical description of the development project, the project's importance to the economic - financial aspects of the project. Emphasis is placed on market analysis, competition, identify strengths and weaknesses of the project, setting pricing strategies, marketing and support resources. The aim is to quantify the resources needed for implementation and profitability of the project. Thus prepared the plan serves as a communication tool with a bank or investor, the request for funding long-term financing.
