Modern Technologies and Materials in Relation to Evaluation

Abstract:

Anotace Práce se zaměřuje na posouzení míry vlivu moderních materiálů a technologií na tržní hodnotu nemovitosti. Z rozsáhlé oblasti moderních materiálů a stavebních technologií se věnuje výplním stavebních otvorů, tj. zaměřuje se na materiály a technologie používané pro výrobu oken a dveří. Teoretická část práce obsahuje obecný popis technických vlastností oken a následně popis materiálů a technologií používaných pro výrobu a montáž oken. Dále se zaměřuje na porovnání jednotlivých typů oken. Cílem práce je komplexní hodnocení jednotlivých typů oken a vyhodnocení vlivu moderních materiálů a technologií na tržní hodnotu nemovitosti. V praktické části je oceněna bytová jednotka a administrativní budova v Plzni. Analytická část je zaměřena na analýzu trhu s nemovitostmi v okrese Plzeň- město.

Abstract:

Annotation The work is focused on considering the impact of modern materials a technologies on the fair market value. From the huge range of modern materials and building technologies the work is concentrated on fillings of windows and used materials. The theoretical part contains description of technical features of windows and subsequently description of materials and technologies used for production of windows. Furthermore it is focused on comparison of particular types of windows. The goal of the work is a comprehensive evaluation of particular window types and their impact on the fair market value. In the practical part of this work the flat unit and the administrative building are being valuated. The analytical part is concentrated on the property market of the Pilsen City.
