Real estate valuation using the hedonic price method

Abstract:

Knap, J. Oceňování nemovitostí metodou hedonické ceny. Diplomová práce. Brno: Mendelova univerzita, 2024. Cílem diplomové práce je oceňování nemovitostí pomocí hedonické ceny a prostřednictvím vícenásobné regresní analýzy identifikovat konkrétní determinanty a zjistit jejich vliv na celkovou cenu nemovitostí. V práci jsou zkoumány prodejní ceny bytů 1+kk v lokalitě Brno-město. Literární rešerše charakterizuje metodu hedonické cena a základní atributy ovlivňující realitní trh. V praktické části je nejprve vytvořen základní model, který identifikuje determinanty s největším vlivem, mezi něž se řadí plocha bytu, patro, hluk a proměnné určující, jestli je součástí bytu výtah, balkon, terasa či možnost parkování. Analýza robustnosti následně potvrzuje, že stěžejní význam mají zvyšující se patra a environmentální proměnná hluk. Závěry práce jsou podpořeny výsledky stávajících studií.

Knap, J. Real estate valuation using the hedonic price method. Diploma thesis. Brno: Mendel University, 2024. The aim of the thesis is to evaluate real estate using the hedonic price and, through multiple regression analysis, to identify specific determinants and determine their influence on the overall price of real estate. The work examines the sale prices of 1+kk apartments in the Brno-city location. The literary research characterizes the hedonic price method and the basic attributes affecting the real estate market. In the practical part, a basic model is first created that identifies the determinants with the greatest influence, among which are the area of the apartment, floor, noise and variables determining whether the apartment includes an elevator, balcony, terrace or the possibility of parking. Robustness analysis subsequently confirms that increasing floors and the environmental variable noise are of key importance. The conclusions of the work are supported by the results of existing studies.
