Factors influencing real estate prices in the Czech Republic

Abstract:

Tato diplomová práce zkoumá, jaké faktory a do jaké míry ovlivňují ceny nemovitostí v České republice a pokouší se určit období nadhodnocení a podhodnocení cen nemovitostí. V práci je využita panelová regresní analýza. Za statisticky nejvýznamnější vlivy lze označit objemy hypoték, úrokovou sazbu hypoték, míru nezaměstnanosti, stavební náklady a míru inflace. Modely z regresní analýzy byly použity pro výpočet nadhodnocení a podhodnocení cen nemovitostí. Nadhodnocení cen nemovitostí bylo identifikováno v roce 2003 a 2007, v roce 2007 je však na základě modelu možné vysvětlit růst cen pomocí úrokové sazby hypoték a objemu úvěrů, z čehož vyplývá, že realitní trh je do jisté míry ovlivňován bankami.

Abstract:

The Diploma thesis explores which drivers and to what extent influence the prices of real estates in Czech Republic and try to determine the period of overvaluation and undervaluation. Panel regression analyses is used in this thesis. The mortgage amount, interest mortgage rate, rate of unemployment, construction costs and inflation rate are statistically main effects. Models from regression analyses were used for calculation of overvaluation and undervaluation prices of real estates. Overvaluation of price of properties is detected in 2003 and 2007, but in 2007 it is caused by interest mortgage rate and loan amount with the result that the real estate market is affected by banks.
