Transaction Costs by Real Estates

Abstract:

Bakalářská práce charakterizuje transakční náklady a jejich uplatňování u nemovitostí. Celá první část se věnuje teoretické stránce od samého vzniku situací směřujícím k uplatňování transakčních nákladů u nemovitostí až po jejich jednotlivé části. Práce se dále zabývá rozborem realitních kanceláří a uplatňování jejich nároků na zprostředkovávání nemovitostí jako jedním z těchto nákladů. V druhé části bakalářské práce jsou zpracovány tržní ocenění bytového domu a bytu. Každé z těchto tržních ocenění je zpracováno dle předlohy ze skript Cvičení z oceňování nemovitostí Díl 1 od Ing. Petra Orta, Ph.D. Ve třetí části se práce věnuje analýze realitního trhu v rámci ústeckého kraje.

Abstract:

Bachelor thesis describes transaction costs and their application in real estate. The first part deals with the theoretical aspect from the very beginning of situations leading to the application of transaction costs for real estates to their individual parts. The thesis also deals with the analysis of real estate agencies and the application of their claims on real estate brokerage as one of these costs. In the second part of the bachelor thesis, the market valuation of the apartment building and the apartment is processed. Each of these market valuations is based on the Master of Real Estate Valuation Scripts Script 1 from Ing. Petr Ort, Ph.D. The third part of this thesis is focused on the analysis of the real estate market in the Usti region.
