Building Life Cycle, from design to operation and facility management

Abstract:

Životní cyklus budovy se skládá z různých životních etap. Základním tématem práce je zjistit činnosti a náplně jednotlivých životních fází a jakým způsobem se vykonávají. Hlavní zaměření je na fázi užívání, kdy se využívá Facility management, který má za úkol řešit veškeré podpůrné činnosti a umožnit tím organizaci zaměřit se na její hlavní procesy. Popsáním činností lze stanovit i nástroje, které lze využít pro jejich efektivnější vykonávání a tím dosahovat i úspor v celkových nákladech životního cyklu budovy. V dnešní době se prosazují nové softwarové možnosti ve formě modelování budovy a cílem je zjistit, zda je možné jejich využití pro řešení prováděných činností ve skutečnosti. Pro účely této práce se jedná o software Autodesk Revit a ArchiCAD. Pomocí dotazníkového šetření se získají informace o skutečně prováděných činnostech pomocí Facility managementu. Dotazník je určen pro firmy z celé země, jejichž hlavní výrobní činností není poskytování služeb Facility management. Vyhodnocením dotazníku se zjistilo, že oblast Facility management, není stále vnímána tak, jak ji specifikují evropské standardy a normy. Zároveň lze i říci, že porovnávané softwary, nelze samostatně využít pro řízení Facility managementu, ale lze je použít jako důležitou základnu dat, se kterými mohou pracovat další informační systémy.

Abstract:

The life cycle of a building consists of various life stages. The basic topic of the work is to discover the activities and contents of the individual life stages, and the way in which they are carried out. The work is focused mainly on the stage of use, when Facility Management is used for the purpose of solving any and all supporting activities thus enabling the organization to focus on its principal processes. By describing the activities, it is possible to define the tools which can be used to achieve more effective performance of the activities thus leading to total cost savings in the life cycle of a building. Nowadays new software possibilities in the form of building modelling are coming in and their aim is to discover whether they can be used as a solution for the actually performed activities. As for the purpose of this work, this concerns the software Revit Architecture and ArchiCAD. Questionnaire research will provide information concerning the actually performed activities using the Facility Management. The questionnaire is intended for companies all over the country, whose main production activity is not providing the Facility Management services. Based on the questionnaire evaluation it was discovered that the Facility Management field is still not perceived in the way specified by the European standards and norms. At the same time, we can say that the compared kinds of software cannot be separately used for the Facility Management control. However, they can be used as an important base of data, which can be further processed by other information systems.
