Abstract:

Cílem práce je komparace výše škody dvou shodných objektů rozdílného stáří se zohlednění amortizace a bez amortizace. Bakalářská práce je rozdělena na část teoretickou a praktickou. Teoretická část práce se zabývá základními pojmy spojenými s probíranou problematikou, jako je pojem znalce a znalecké činnosti, odhadce, nemovitost či amortizace. V analytické části je nejprve stanovena hodnota nemovitosti v době, kdy byla postavena a v době, kdy její stáří bylo 100 let. Na tuto část navazuje popis škodní události a výpočet nákladů na jejich opravu. V závěru práce je pak stanovena pojistná hodnota stavby po opravě škod, která je porovnána s pojistnou hodnou stavby před vznikem pojistné události.

Abstract:

The aim of this bachelor´s thesis is to compare the amount of damage of two identical objects of different ages with regard to depreciation and without depreciation. The work is devided into a theoretical part and a practical part. The theoretical part of the thesis deals with the basic concepts associated with the issues discussed, such as the concept of expert and expert activities, appraiser, real estate or depreciation. In the analytical part, the value of the property at the time of its construction is determined first and then, when it was 100 years old. This part is followed by a description of the insured event and the calculation of repair costs. At the end of the thesis, the insurance value of the building after repair of damages is determined which is compared with the insurance value of the building before the occurence of the insured event.
