Abstract:

Šimková, K. Oceňování nemovitostí metodou hedonické ceny. Diplomová práce. Brno: Mendelova univerzita v Brně, 2024. Diplomová práce řeší oceňování nemovitostí metodou hedonické ceny. Cílem je identifikovat faktory ovlivňující ceny bytů 2+kk v okrese Brno-město a stanovit jejich dopad na konečnou hodnotu, k tomuto účelu je využita regresní analýza dvou datových sad (Sreality a Atlas cen) z období únor až březen 2024. Výzkum odhalil, že významnost determinantů se liší v závislosti na datovém souboru, přičemž největší vliv na cenu má plocha, zatímco environmentální charakteristiky významné nejsou. Práce taktéž hodnotí behaviorální faktory pomocí analýzy internetového vyhledávání, jehož schopnost předpovídat vývoj hypotečních úvěrů potvrzuje test Grangerovy kauzality. Kombinace hedonických cenových modelů a behaviorálních přístupů umožňuje lépe porozumět dynamice realitního trhu.

Šimková, K. Real estate valuation using the hedonic price method. Diploma thesis. Brno: Mendel University, 2024. The thesis focuses on the valuation of real estate using the hedonic price method. The aim is to identify the factors influencing the prices of 2+kk flats in the Brno city district and to determine their impact on the final value, for this purpose a regression analysis of two datasets (Sreality and Price Atlas) from the period February to March 2024 is used. The research reveals that the significance of the determinants varies depending on the dataset, with the greatest influence on the price being the area, while the environmental characteristics are not significant. The thesis also evaluates the behavioral factors using an analysis of internet searches, whose ability to predict mortgage lending is confirmed by a Granger causality test. The combination of hedonic pricing models and behavioral approaches allows for a better understanding of real estate market dynamics.
