Analysis of prague's real estate market with the focus on the evaluation of the impacts of housing bubble on the accessibility of housing for households

Abstract:

Téma bydlení se v poslední době dostává do popředí společenského zájmu vzhledem ke stavu, kdy se pro mnoho lidí, potažmo domácností, jedná o hodnotově největší položku v rámci skladby jejich výdajů a rozpočtových omezení. Zároveň se koupě nemovitosti řadí mezi nejzásadnější životní rozhodnutí lidí. Cílem této práce je analýza pražského realitního trhu ve zvoleném období let 2010-2020 zaměřená na dostupnost bydlení pro domácnosti. Práce se dále zaměřuje na odhalení a analýzu trendů a faktorů na trhu působících s následným vyhodnocením jejich dopadů na dostupnost bydlení, se zvláštním zaměřením na vlastnickou právní formu užívání bytu domácnostmi. Dílčím cílem práce je zjistit, zda je pro pražské domácností ekonomicky výhodnější bydlet ve vlastním, nebo nájemním bydlení. Cíle práce bylo dosaženo za pomoci stanovení a následné analýzy indikátorů a poměrových ukazatelů spojených s pražským realitním trhem a domácnostmi realizujícími na trhu svou poptávku. Výsledky samotné analýzy pomohly, mimo dosažení hlavního cíle, také odhalit skutečnost, že se v posledních letech na pražském trhu s bydlením skutečně prosazuje trend realitní bubliny. Výsledkem výzkumů je prokázání trendu snižování dostupnosti vlastního bydlení pro domácnosti a zároveň zjištění, že z ekonomického hlediska je pro pražské domácnosti výhodnější nájemní bydlení oproti bydlení vlastnickému.

Abstract:

The issue of housing has recently come to the foreground of social sphere of interest with regard to the situation when for many people, or rather households, it concerns the biggest value item within the structure of their expenses and budget limitations. At the same time purchase of real estate is ranked among people´s most fundamental life decisions. The aim of this thesis is the analysis of Prague´s real estate market within the chosen period of 2010-2020, which is focused on the accessibility of housing for households. The further focus of the thesis is to find out and analyse trends and factors which exert influence on the market. Their impacts on the housing accessibility, with special orientation on proprietary legal form of usage of a flat by households, are further evaluated. The sub-theme of the thesis is to find out whether for households in Prague it is economically more favourable to live in private or rented housing. The aim of the thesis has been achieved by the means of the construction and further analysis of indicators and ratio indicators associated with prague´s real estate market and households which implement their demand on the market. Apart from the achievement of the main aim of the thesis the results of the analysis helped to reveal the fact that in recent years there has been enforced the trend of housing bubble. In the research it has been proven that there is the trend of decrease in accessibility of private housing for households and that from the economic point of view for households in Prague rented housing is more favourable in comparison with private housing.
