Factors Influencing the Prices of Real Estates in the Czech Republic and Selected Countries between 2007 and 2018

Abstract:

Ceny nemovitostí, které byly dlouhá léta považovány za stabilní a téměř bezrizikovou investici, se od počátku druhého tisíciletí staly výrazně turbulentními a daly vzniknout jedné z nejvýraznějších cenových bublin v historii. Splasknutí této bubliny pak uvrhlo svět do finanční krize, která byla nejtvrdší od Velké deprese. Práce se snaží potvrdit hypotézu, že ceny nemovitostí v porovnání s indexem spotřebitelských cen reagují více na změny širokého měnového agregátu. Kromě této hlavní hypotézy má práce za vedlejší cíl najít klíčové faktory, které souvisí s růstem cen nemovitostí v pěti vybraných zemích. Práce je rozdělena na tři hlavní bloky: teoretické ukotvení peněz, širokého měnového agregátu, indexu spotřebitelských cen a cenových bublin; technickou analýzu zahrnující grafickou a regresní analýzu; fundamentální analýzu, která všechny faktory shrnuje do konečného výsledku. Práce se zaměřuje na významné evropské a světové země včetně České republiky v pokrizové době, tedy mezi lety 2007 až 2018. Autor dochází u většiny zemí k závěru, že v tomto specifickém období byly peníze ve světě díky krokům vlád a centrálních bank snadno dostupné, čímž rostl široký měnový agregát a ceny nemovitostí, nicméně index spotřebitelských cen nebyl ovlivněn tak výrazně. Ve všech zemích se podařilo prokázat hlavní hypotézu.

Abstract:

For many years market prices were viewed as a stable investment bearing almost no risks, however, since the beginning of the second millennium they have become significantly turbulent and caused one of the most serious price bubbles in history. After burst of the bubble, the world plunged into a financial crisis tougher than the Great Depression. The thesis aims to clarify whether market prices reacts to a change in broad money more than consumer price index. Alongside the main hypothesis, author focuses on finding key factors influencing market prices in five selected countries. The thesis is divided into three parts: theoretical definition of money, broad money, consumer price index and price bubbles; technical analysis composed of graphical and regression analysis; and fundamental analysis connecting all findings into one outcome. The thesis focuses on important European and world economies, including the Czech Republic, in the after-crisis period, i.e. between years 2007 and 2018. In most cases, the author concludes, that in this specific time-period money were rather easily accessible thanks to fiscal and monetary policies hence the broad money and the market prices augmented, but the consumer price index was not significantly affected. In all countries was the hypothesis proven.
