Analysis of factors influencing the mortgage market

Anotace:

Tato diplomová práce se zabývá analýzou faktorů ovlivňujících hypoteční trh a jejich dopadem na úrokové sazby hypotečních úvěrů. V teoretické části jsou vymezeny základní pojmy, popsána struktura hypotečního trhu a jednotlivé typy hypotečních úvěrů. Dále jsou identifikovány klíčové makroekonomické a mikroekonomické determinanty ovlivňující hypoteční trh, hlavní úroková sazba ČNB, vývoj cen nemovitostí, LTV, DTI, DSTI, konkurence na trhu či provozní efektivnost bank. Součástí teoretické části práce je komparace s trhem USA. V empirické části je provedena statistická a ekonometrická analýza s využitím softwarů EViews, Gretl a MS Excel, která kvantifikuje faktory vývoje objemu nově poskytnutých hypotečních úvěrů na bytové nemovitosti. Závěry práce ukazují, že oproti ekonomickým předpokladům se trh v posledních letech vlivem neočekávaných událostí vyvíjí nestandardním způsobem.

Abstract:

This diploma thesis focuses on the analysis of factors influencing the mortgage market and their impact on mortgage loan interest rates. The theoretical part defines the key concepts, describes the structure of the mortgage market, and outlines the various types of mortgage loans. Furthermore, it identifies the main macroeconomic and microeconomic determinants affecting the mortgage market, such as the Czech National Bank’s key interest rate, real estate price developments, LTV, DTI, DSTI, market competition, and the operational efficiency of banks. The theoretical section also includes a comparison with the U.S. mortgage market. In the empirical part, a statistical and econometric analysis is carried out using EViews, Gretl, and MS Excel to quantify the factors influencing the volume of newly granted mortgage loans for residential properties. The findings reveal that, contrary to economic assumptions, the market has developed in recent years in an atypical manner due to unexpected events.
