Valuation of flats and houses in Insurance

Abstract:

Předmětem této diplomové práce je výpočet pojistné hodnoty a předepsaného pojistného bytů a rodinných domů s využitím modelových řešení. Práce v první části nastiňuje rysy a definice pojištění nemovitostí, opětovné zavedení klasické metody a práva stavby novým občanským zákoníkem, způsoby oceňování nemovitostí, postupy a vztahy pro výpočet pojistné hodnoty daných nemovitostí nákladovým způsobem, postupy a vztahy pro výpočet pojistného těchto nemovitostí a regresní model se způsoby jeho analýzy. V praktické části jsou analyzovány dva skutečné byty a osm variant čtyř modelových rodinných domů. S využitím nákladového způsobu oceňování je vypočítána jejich pojistná hodnota. Pro výpočet ročního pojistného nemovitostí je odhadována sazba pro výpočet pojistného. Provádí se 100 měření bytů a 366 měření rodinných domů, definují se regresní proměnné a sestavují se regresní modely, ze kterých se odhadne sazba pro výpočet pojistného bytů a rodinných domů a statisticky významné determinanty pro stanovování výše pojistné částky. Roční pojistné nemovitostí získané vynásobením sazby pro výpočet pojistného vypočtenými pojistnými hodnotami bytů a modelových rodinných domů se porovnává s~ročním pojistným vyměřeným pojišťovnou za pojištění těchto dvou bytů a 32 modelových rodinných domů. Získané hodnoty jsou v závěru porovnávány a je diskutováno o příčinách jejich rozdílů, o statisticky nevýznamných parametrech při určování výše pojistné částky daných nemovitostí a o rizicích využití online způsobu pojištění nemovitostí.

Abstract:

The subject of this thesis is to calculate the insured value and prescribed premiums of flats and houses by using model solutions. The thesis in the first section outlines the characteristics and the definition of property insurance, reintroducing of the classical method and the right of construction by the new Civil Code, the methods of the real estate valuation, the procedures and the formulas for calculating the insurance value of the real estate by the loading way, the procedures and the formulas for calculating the premiums of these properties and the regression model wits methods of its analysis. In the practical part are analysed two real apartments and eight variants of four model houses. By using the loading way of the valuation is calculated by their insurance value. For the calculation of annual premium of the real estates is estimated the rate for the premium calculation. It is performed 100 measurements of flats and 366 measurements of houses, there are defined the regression variables and compiled regression models from which is determined the rate for the premium calculation of flats and houses and statistically significant determinants for determining the sum insured. Annual premium real estate acquired by multiplying the rate for the premium calculation by calculated insured values of flats and houses is compared with annual premium assessed by insurance company for the insurance of these two model apartments and 32 houses. The calculated values are compared in the conclusion and it is debated about causes of their differences, about statistically insignificant parameters during determining the sum insured of these real estates and about the risks of using online way of property insurance.
